PRE-ARRIVAL

  1. Inspect exterior screens for damage
  2. Inspect exterior wall paint/stain
  3. Inspect for insect and rodent infestations/droppings or other animal intrusions
  4. Inspect gutters are clear debris
  5. Inspect outdoor showers and spigots for leaks
  6. Inspect roofing is clear of debris and tree limbs
  7. Inspect windows, door frames, and siding for wood rot and damage
  8. Test exterior fans
  9. Test exterior lighting

LANDSCAPE

  1. Check landscape lighting for damage
  2. Confirm that fountain and water features are properly cleaned and maintained
  3. Confirm that pool/spa areas are properly cleaned and maintained
  4. Inspect lawn for brown/dead spots
  5. Inspect pruning of bushes/trees
  6. Retrieve mail and forward first class

INTERIOR

  1. AC Air filters: check and/or change and inventory (monthly)
  2. Breaker box: inspect for tripped breakers, water intrusion
  3. Confirm alarm is set and operating properly
  4. Confirm all exterior doors are locked and secured
  5. Confirm all windows are closed and locked and secured
  6. Confirm thermostats operating correctly and set to requested temperatures
  7. Inspect ceilings and walls for moisture and water intrusion
  8. Inspect floors at doors for moisture, water intrusion and wood rot
  9. Inspect for insect and rodent infestations/droppings or other animal intrusions
  10. Inspect windows, skylights and frames for moisture, water intrusion and wood rot
  11. Test all lighting
  12. Test ceiling fans
  13. Test doorbells
  14. Test telephones, if applicable.

KITCHEN

  1. Confirm icemaker is not leaking and is functioning properly
  2. Confirm refrigerator and freezer are operating properly
  3. Dispose of perishables, if applicable
  4. Leave cabinet doors in open position during cold weather months
  5. Test faucets and inspect P-trap to ensure there are no leaks
  6. Test garbage disposal/check leaks

BATHROOMS

  1. Confirm that exhaust fan is operating properly
  2. Flush toilet and inspect under supply line
  3. Inspect condition of grout/caulk in shower and bath tubs
  4. Leave cabinet doors in open position during cold weather months
  5. Leave toilet seat in up position
  6. Run water in showers/tubs
  7. Test faucets and inspect P-trap to ensure there are no leaks

OTHER

  1. Confirm that garage doors are operating properly
  2. Inspect air handler pan for water, if applicable
  3. Inspect for evidence of water intrusion, standing water, or excessive moisture
  4. Inspect roof sheathing for water stains
  5. Inspect water heater for rust at bottom
  6. Inspect water heater pan for water
  7. Inspect furnace/boiler to ensure there are no leaks, if applicable
  8. Inspect mini-splits
  9. During cold weather months ensure water main is shut off to the home
  10. Ensure blinds are functioning and fully closed upon departure from property
  11. Ensure timer is properly set for lighting, if applicable

Pre-Arrival | Departure Service

PRE-ARRIVAL

  1. Change AC air filters
  2. Close all cabinet doors
  3. Confirm arrival cleaning is completed
  4. Confirm clocks are set properly
  5. Confirm door alarm is set
  6. Confirm doors are locked
  7. Confirm icemaker is on
  8. Confirm interior/exterior lighting is on for night arrivals
  9. Confirm that all Interior/exterior lighting is operating properly
  10. Confirm water heater is on and check breakers
  11. Confirm water is on, if winterized,
  12. Open drapes for day arrivals
  13. Put out porch/deck furniture
  14. Retrieve mail
  15. Set thermostats to approved temperature

DEPARTURE

  1. Close blinds/drapes
  2. Confirm door alarm is set
  3. Confirm doors and windows are locked
  4. Confirm doors are locked
  5. Confirm icemaker is empty and off
  6. Confirm lights are off
  7. Confirm thermostat is set to approved temperature
  8. Confirm water heater breaker is off
  9. Dispose of perishables
  10. Put out trash
  11. Schedule departure cleaning
